Visions of greenery inspired Ani Antreasyan to lay down a lot more green than she expected for this penthouse. Her gotta-have-it moment came when she saw the roof terrace and greenhouse (the seller is a florist; Antreasyan, an urban landscapist), and even when she found out that the roof needed repairs requiring $30,000 from each penthouse tenant, she kept a bid in. “In the meantime, two other people started a bidding war,” says her broker, Douglas Elliman’s Richard Geiringer. She won out, and now, he says, “she’s having House Beautiful do before-and-after pictures.”

Gramercy Park
142 East 16th Street
2-bed, 2-bath, 1,450 square-foot co-op. Ask: $775,000. Sell: $755,000. Maintenance: $1,468. Eight weeks on market.
“This apartment has the most dramatic bathroom in New York City,” says Halstead’s Linda Baron. It sounds like brokerspeak, but the buyers of this Gramercy Spire co-op, a young power couple from Indiana who got a peek before the open house and jumped, were most impressed with the Jacuzzi-for-two, marble and brass fixtures, and separate shower stall; the place, Baron says, looks like “the high-roller suite in Las Vegas.” There’s no need for renovations, so the buyers may have a little cash left for a weekend at the tables themselves.
